The main role is to maintain the physical assets and equipment for day-to-day operations within the property under the direction of the Maintenance Manager / Maintenance Lead.

Responsibilities:
Responsible for ensuring equipment and facility operations through preventive maintenance, repairs, and troubleshooting, this role is essential to minimizing downtime and maximizing productivity. Conduct responsibilities Completely, Accurately, and Timely (CAT).
Preventive Maintenance
- Perform scheduled preventive maintenance tasks, such as checking, cleaning, or repairing equipment, to detect and prevent problems.
- Schedule and complete the “Preventive Maintenance Program” guided by your supervisor and using eMaint CMMS workorders.
- Maintain inventory of spare parts.
- Test faulty equipment to diagnose malfunctions, using test equipment or software, and applying knowledge of the functional operation of electronic units and systems.
Repairs and Troubleshooting
- Repair or adjust equipment, machines, or defective components, replacing worn parts, such as gaskets or seals in watertight electrical equipment.
- Examine work orders and converse with equipment operators to detect equipment problems and ascertain whether mechanical or human errors contributed to the problems.
- Coordinate efforts with other workers involved in installing or maintaining equipment or components.
Safety and Compliance
- Assure safety standards are used which comply with all company, local, City, State, and Federal guidelines.
- Ensure all equipment is operating in a safe manner.
- Maintain equipment logs that record performance problems, repairs, calibrations, or tests.
Facilities Maintenance
- Monitor and maintain all building systems as assigned.
- Startup/shut down of facility.
- Complete grounds work as directed by the Maintenance Manager or Lead, which may include picking up trash, sweeping curbs, dumpsters, and other areas as needed.
Emergency Maintenance
- Responsible for the completion of all maintenance service requests as assigned.
- Responsible for 24-hour emergency maintenance service as scheduled.
Coordination and Oversight
- Coordinate special projects as directed by the Maintenance Manager.
- Assist in monitoring all work being performed by outside contractors.
Qualifications and Education Requirements:
- Required: GED or High School Diploma
- Preferred: Associates Degree or greater
- Required: Minimum of 2 years of mechanical experience
- Required: Minimum of 2 years of electrical experience
- Preferred: Exposure to PLC technology

Communication and Interpersonal Skills
- Ability to communicate with plant and maintenance staff and establish effective working relationships with all levels of the organization.
- Excellent verbal and written communication skills. Bilingual (English/Spanish) preferred.
- Openness to new responsibilities and willingness to shift focus.
Technical and Analytical Skills
- Maintenance of Mechanical, Electrical, Hydraulic, and Pneumatic systems.
- Experience with Microsoft Office applications and CMMS.
- Analytical aptitude, commitment to accuracy and quality, problem-solving skills, attention to detail.
- Ability to work with mathematical concepts and apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
Physical Demands/Environmental Conditions:
- The physical ability to lift and carry up to 50 lbs. net bags, boxes and/or pallets for short distances.
- The physical ability to stand and walk for long periods of time.
- Must be able to pass all Drug & Alcohol Screening
Exposure to fumes, dirt, noise and hazardous chemicals daily. May require safety equipment and/or precautions.
